Is this CORNWALL?…..

For those of you who know Cornwall in the United Kingdom you could be forgiven for thinking that the photos in this post are a little bit out of the territory of the beautiful Turks and Caicos Islands.
Easily done, but this wonderful landscape was taken on our day out in Middle and North Caicos this weekend.
Stunning cliffs, crystal blue sea – and no one to be seen.
Just wonderful.
Our guests were of course duly impressed as we drove around the island, the only sad part of the day was seeing the damage that Hurricane Ike did to the lovely causeway that was built to join Middle and North Caicos.
This damage has yet to be rectified, but the road is passable, but sadly the black top has to be replaced.
Back to the cliff top, and when you turn around on yourself in the very spot where this photo was taken, the next photo becomes the view. This is
Mudjin Harbor – and a beach which really is second to none.
And no one is there!
We have some wonderful listings on the system in this area and we can easily search for plots that are for sale. Just go to this page on our site and send it through… then leave the rest to us!

WANT TO CHANGE YOUR LIFE STYLE?

Many of us look forward to Friday when we know that we can head down to Sharkbite in Turtle Cove and meet up with friends for Happy Hour. We chat about the past week’s news and views, developments and how we all generally feel.

Most of us end up saying ” But aren’t we lucky to be here in the sun, somewhat protected from the real world’s problems.?” Then order another beer.
As I have reported before, what I love about living here is the variety of interesting people who share this little island paradise.
I wandered over to say hi to Ian who has been here for many years after leaving Yorkshire, UK.

He grows the best English cucumbers and vine tomatoes on island but during hot summer months the business closes to replenish plants for the growing season.

It may not seem that exciting to those living in mainland countries but our imported fruit and vegetables often look better than they taste. On closer inspection, which is imperative, mould and rot has already set in whereas with Ian’s local produce, it is fresh, full of flavour and there is something satisfying in picking your own.

We take pleasure in little things like this, living on a small tropical island where there is not a lot to buy and English produce is three thousand miles away.

I dashed up to him to ask when the tomatoes would be ready for picking and he informed me that November would be the time. This is usual and gives us something to look forward to!

He also grows salad greens, spinach, herbs such a basil and chives so we are well provided for thanks to him.
But what really is interesting about this business is, it is a HYDROPONIC FARM.

Now this is ideal in Provo, where there is little soil and no agriculture.

Ian’s plants are watered but grow without soil. It is a clever design and many tourists and school parties have walked around looking at the healthy plants serviced by the ingenious water system that he brought onto island and assembled here.
Ian has many other business interests and has said to me that if I found someone who would like to buy his business or operate it with a share of it, he would happily share his expertise.
It would need to be someone who likes the idea of a small business.

So I am looking for someone to read this and think it would suit them to have a change of lifestyle and get out of the rat race.

You would need to have an interest in growing produce to supply to local restaurants and resorts as they rely on Ian to reliably provide fresh, quality salad items.
You would have an interest in making a living in the sun, in peace and quiet with a minimum of employees, say two. You do not want to be a millionaire but want to have a steady income for two thirds of the year.The rest of the time, you want to have a rest, travel, see family, write your book, whatever.
It is a tried and tested business,which does comparatively well.There is little stress unless we have a hurricane but hey we do not have them often and you’ll make sure you have insurance!
Are you someone who would appreciate the fun of this type of business?

It is one of a kind here and there is further scope to developing your own ideas.

Ian suggested anything could be grown up there so how about mangoes, papaya, avocados, lemons for starters?
Yes, I know you are asking “Aren’t these readily available there and if not, why not.?”
No they aren’t and yes you could do it.
Ian hasn’t got the time and after all he has made the theory a going concern so he would prefer to be working on his next project.

There once was an ugly duckling…..

There once was an ugly duckling, but this photo really shows just what Turks and Caicos is really about. It is an image of the lovely Azul devlopment that is in the last stages of completion.

Despite the downturn the developer has plodded on relentlessly and the results are really something to be proud of. Check out the images on this link, which show the development in earlier stages. We have four units for sale, all in excellent positions.

The developer informs me that 40% is already sold, and on the ground floor in the front of the building is a retail complex which is doing well. At the moment not all the landscaping has been completed, but there are many fountains and more greenery to be installed, which will really finish off this development beautifully.

As you walk up the stairs to the upper levels, fantastic views across Grace Bay and Turtle Cove emerge. Combine this with great public access to the beach, casino, bars and restaurants in Turtle Cove, this development is well positioned for the vacation market – which it has been designed specifically for.

There will be a full dining restaurant available, and the developer is negotiating a range of packages for holiday makers – not specifically targeting the high end client, but looking towards offering a broader range opportunity for the investor.

The management company who will look after the units and running the rental pool for vacationers, is aiming for a 40%/60% split (60% for the owner). This would cover the promotion of the development, servicing the needs of the consumer and ensuring that all the services are in place.

Financing is available from the developer, currently at a competitive at 8%. A studio costs in the region of $315.000 with a junior one bed costing around $360.000.

Located opposite Sea Flowers which is a townhouse development (townhouses cost in the region of $425.000), the Azul is an attractive way to gain a foothold in the fast developing holiday market here in Turks and Caicos.

This is certainly a development to watch out for.
